There are a few different aspects of estimating Commercial Projects. One of them is the Time and Material method. Although this process carries little risk for the sub-contractor, also it gives little reason for them to use their efficiency talents in the design of the project. This way of construction is most often used on smaller projects.


Another method is the Design/Bid/Build method. This process seems to be the most used in the projects that are known as “on the street”. We have several projects that we are very proud of that were awarded to us through this method. Unfortunately the General Contractor is almost handcuffed to the sub-contractor with the lowest bid. For this reason many of the better contractors tend to think it a waste of time if bidding against very small companies that probably could not do the job anyway.


We are very proud of our value in the Design/Build world. Our success in Design/Build meant making a mental shift. It means joining a team that is dedicated in designing a project that will fit the owner’s budget. The electrical contractor should be brought in to the group at a very early stage.

This also requires that the group be assembled with a collection of people that can work together toward the common goal. Helping the Design/Builder win the project is a big victory. We strive to show how we can influence efficiency and reduce energy waste through good design, which saves the Design/Builder time, money and even improves the project for the same cost. Even if the owner sets a Firm Dollar Amount, you can really shine by figuring out the best bang you can get for their buck. You must check your ego at the door, and know that not all your suggestions will be implemented. Flexibility is important. Remember, you add value through solving problems, not creating them.


It is our opinion that the risk factor is greatly reduced over Design/Bid/Build for the owner, general contractor, and sub-contractors especially when the entire group is assembled at the beginning of the design stage of the project. When a qualified group can go over not only their own trades drawings but also see the others being designed, any issues can be worked out in the most efficient way.


The Design/Build process is an opportunity to work in a more trusting and collaborative environment. Each individual in a Design/Bid/Build project is looking for ways to make more money. In a Design/Build project the money is known from the beginning the focus is on the efficiency of the project as a whole.
